Obligations of Crown Realty Homes to Owners

During our relationship, Crown Realty Homes will act as your liaison on all daily operations of your property And its lessees. Rest assured that your property will be cared for as if it were our own. With that in mind, here is what you can count on from us.

• Orchestrate utility services on your behalf.

• Collect rents, deposits, and fees for your property as contractually agreed.

• Disperse trust funds held on your behalf to reimburse service providers for completed work.

• Provide owner with monthly operating statements, net rent proceeds, and copies of any applicable invoices or documents.

• Conduct a 6-month check-up on your property during a one-year lease or check on your property every 6 months during the life of the lease.

CROWN REALTY HOMES RENTAL QUALIFICATION & REQUIREMENTS:

TIER 1: Deposit = Monthly rental amount
Middle Credit score: 680+
Employment: Two years of continuous job history
Rental History : Two full years of verifiable & good rental history that includes no late payment of rent

TIER 2: Deposit = Monthly rental amount x 2
Middle Credit score: 580 – 679
Employment: Two years of continuous job history
Rental History : Two full years of verifiable & good rental history that includes no late payment of rent

TIER 3: Deposit = Monthly rental amount X 3
Middle Credit Score: Between 550 – 679
Employment: Two years of continuous job history
Rental History : Two full years of verifiable & good rental history that includes no late payment of rent

Substitution

  1. Qualified personal guarantor required (Guarantor must meet all qualification requirements of Tier 1).
  2. 1 month’s additional deposit for each criteria not met in Tier 1 above.
  3. 1 month’s deposit can be used to substitute each criteria not met as long as primary occupants have a middle credit score greater than 550.

Example

Credit score is 620 with criteria for employment And rental history not met:

    1. Applicant falls in Tier 2. Deposit is 2 months + 1 additional month for absence of rental history + 1 additional month for lack of employment history = 4 months deposit OR 
    2. Applicant falls in Tier 2. Deposit is 2 months + Guarantor who meets Tier 1 criteria for absence of rental history + 1 additional month for lack of employment history = 3 months deposit + Guarantor
